1. When is the final balance payable?
10 weeks prior to commencement of your holiday. We will send a reminder via an e-mail that payment of final balance is due. For more information, see the terms and conditions section of this site.

2. How do I get the keys to your Villa?
We will send you details and directions for our Management Company (MC), following final payment of the balance. Our agents office is easy to find and a few minutes from the villa. Keys can be picked up from our MC 24 hrs per day.

3. Age of lead name on booking form
We will normally only accept bookings where the lead name on the booking form is 25 years or older. We will only accept bookings from anyone between 21& 25 years after a discussion with us, and suitable securities.

4. How do I get from the airport to the villa?
We will send you written instructions of directions to our Management Companies office from both Orlando and Sanford airports following payment of the balance. We and our Management Company will also provide you with clear instructions to the villa which is literally minutes from their offices.

5. Are linen and towels provided in the villa, do we need to take any with us?
All bedroom, bathroom and kitchen linen and towels are provided. Pool towels are also supplied for your use around the villa pool area. We kindly ask that you do not take the towels out of the villa accommodation to water parks. You can buy, very cheaply, suitable towels from any of the gift shops on I192.

6. Can we gain access inside the villa before 4 o'clock on arrival?
You may be able to gain access to the villa before 4pm but you will not be allowed into the villa until it has been fully cleaned. Our Management Company will inform you on arrival; however you are free to use the outdoor facilities i.e. pool and sun-beds. This is to ensure that a full inventory can take place prior to your stay. Please remember that previous guests will be in residence until 10 am so our agents need full access to the Villa to ensure it is cleaned and prepared for your visit. If you let us know your flight detail we will try to help if possible.

7. Can we remain in the villa later than the Check Out time of 10 am?
The check out time is 10 am. In exceptional circumstances you may be able to arrange with our local Management Company to stay longer but this depends on whether a new arrival is anticipated on the day.

8. Does the villa have a safe?
We have provided a small safe for keeping documents, passports and currency. We do not provide any insurance with regards to such items remaining on the premises so it is used entirely at your own risk. We also have installed for your security a fully monitored security and fire alarm system

9. Where is the nearest supermarket?
The huge supermarkets such as the 24 hour Walmart can be found approximately 2 to 3 minutes away by turning North or South onto route 27, yes there is a choice of 2 about the same distance from the Villa. Alternatively there is a good sized PUBLIX a shorter distance going North on 27 in a small mall. Full details will be given in an information pack which will be available for your use within the villa.

10. Is your Villa Fully Air Conditioned?

11. What are I192 Highway Markers & where are they found?
Highway 192 is a very long road and to make things simpler the authorities have placed large Highway marker signs along it. This assists you in knowing where you are on the road and locating your desired destination, since the restaurants and shops are nearly all reference by the Markers. We advise you get a map (which are available free from all filling stations and most shops and the airport). It is worth noting there are some gaps between the markers.

12. Should I buy a Map 7 which one?
It's actually quite difficult to get decent maps in advance of your arrival. Your car hire company will present you with one on arrival and we suggest you also get some free maps which are available in local shops and filling stations. This will show the location of most of the key attractions and restaurants etc. Take care; recently the junction numbers on the I-4 highway have changed, so make sure you have an up to date map.

13. What do I do if there's a problem in the villa?
Full details of our management agent will be given in the villa brochure. They are available 24 hours a day and located within minutes of the villa. They will be able to deal with repairs and any queries you have concerning the accommodation. In the unlikely event that problems have not been attended to you are free to contact us on our home telephone number. Please refer to our Terms & Conditions.

14. Making telephone calls from the villas.
Local calls are free. We suggest that you buy a local phone card to make your longer distance calls from the villa, as this will be cheaper than using your credit card. Phone cards are generally available throughout the shopping malls and supermarkets.

15. What if we have a medical emergency?
It is essential to hold valid medical insurance if you visit the USA as costs are extremely high. We trust that no problems will arise during your holiday however full details of the nearest medical centres will be shown in the villa brochure. Please ensure that you take out medical insurance prior to your arrival in the US (including making full disclosures of any prior medical conditions) as there is no State Medical Service in the United States and no reciprocal arrangement exists between the US and UK. Any medical expenses that you therefore incur must be paid for privately - most take credit cards and these expenses can be reclaimed from your insurer following your return to the UK. Follow carefully the instructions of your insurers contained within your policy documents including accessing their emergency help line where necessary. Please ensure that you retain any receipts for medical expenses to provide to your insurer.

16. How do I get to the theme parks?
Which one may be the question, such a choice? Details will be given in the villa brochure. They are very close by and easy to get to from our homes and Walt Disney World parks are approximately 10 to 12 minutes away.

17. What trip planning can we do prior to our holiday?
1. We do suggest that you have a general idea before you arrive in Orlando as to which attractions you are likely to want to visit.
2. Park passes can be expensive and you will need to decide how many days pass you will require including combinations of parks as Flexi /Park Hopper tickets are available. Follow our link for Park Passes they are very good value from this source & again they are the ones we use.
3. Some holiday makers draft an plan for their trip so that they have an idea before they go how they are going to fit in all key attractions. Obviously this does not need to be set in stone or use military precision but some planning is essential before you go; to can ensure that you fit in all those 'must see' attractions. We have some outline plans in the useful information section on this site (Guest area only).
4. We suggest that you buy a book or two about Orlando before you go. We highly recommend the "Brits Guide to Orlando & Walt Disney World" or the "Unofficial Guide to Orlando". These books are excellent for time saving tips, making yourself acquainted with the parks and how they operate and have details on the various rides - scare factors/height restrictions (especially useful if you have little ones).

18. Is there a difference between US & UK electrical items?
The USA uses 110 volt systems which can be taken care of with the use of a travel adaptor. The villas come fully equipped including hairdryers and the bathrooms have multi voltage shaver points.

19. What about DVD’s in the USA?
1. If you are likely to want to buy videos/DVD's in the States, please ensure that your equipment at home can cope with the different region.
2. The UK uses Region 2 DVD's whereas the USA uses Region 1. There are multi-region DVD players available in the UK so ensure you have one of these before buying any DVD’s in the States?
3. Note: The DVD Players in the Villa will play Region 2 DVD’s so you can take your own favourites to watch if you like.
4. Audio CD's in the USA are compatible with UK players.

20. Taking food into the United States?
The US authorities are very strict on the taking of food items into the country. All meat, fruit and dairy products are banned and you have to declare on your immigration form that you do not have any such items in your luggage. If you are travelling with infants, baby's formula milk is acceptable.

21. Visa?
1. This is a complicated area, too complicated for here. You should speak directly to the travel company arranging your flights to ascertain whether a special visa is required for any members of your party.
2. Note: Since 9/11 the USA has tightened up its visa requirements. There are many changes going to happen over the next couple of years but if you need a visa don’t delay it take quite a time to arrange.

22. Can I smoke in the Villa?
The Villa is designated No Smoking, and therefore it is STRICTLY PROHIBITED within the property. Smoking is however permitted under the external pool terrace outside the villa. Failure to comply with this condition could render the insurance on the property invalid and would expose the lead name to a claim for compensation in the event of any damage caused by fire to the property.

23. Can I take Pets to your Villa?
Because we need to ensure our guests they will not suffer from Pet allergies, we do not permit pets of any kind in the property.

24. Party Size and restrictions
1. Refer to T&C for full conditions
2. Everyone occupying the property must be listed on the guest registration form, including small children. Information regarding keys etc will not be provided until this form is received by us. This is Florida state law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. Persons under 25 years of age cannot stay in the villas unless accompanied by responsible adults over the age of 25 and "single sex" groups are only permissible after reference to us. Failure to comply will render the booking void and no compensation will be paid. If, following the submission of the original booking, changes to the composition of your party arises, these changes should be immediately advised to us.
3. The party should note that Florida law puts strict limits on the number of occupants permitted to stay overnight in vacation homes. We the Owners of this Villa have set the limit to 6 which is lower than the maximum occupancy level of 8 permitted by law. But if guests have small babies that sleep in a cot & brings the total to 8, this is acceptable. But we me agree in advance.
